For landowners

Find out what your land could become

Plenty of land has no realistic planning route. Some has more than its owner expects. A Site Feasibility Screen tells you which, in writing, in about a week.

Land we look at

Fields and paddocks next to towns and villages · surplus yards, depots and works · family land and estates · sites near railway stations · previously developed land outside settlement boundaries.

Start with a screen, then consider the options

Advice only

Commission a fixed-fee Site Feasibility Screen and use its evidence to decide what to investigate next. Any further planning advice is scoped separately, with interests disclosed in writing.

Promotion partnership

Where a site appears promising, ask about a potential promotion or option partnership. No partnership is agreed through this page; any proposal would need diligence, legal documents, appropriate resources and advice from your own solicitor.

Questions landowners ask

My land is in the Green Belt. Is there any point?

Often not, but national policy now treats some Green Belt land differently, including "grey belt" land and land near well-connected stations where a council's strategy identifies it. A screen tells you which side of the line your land sits.

Do I have to sign anything to get a screen?

Only a short order form setting out the fee and what you will receive. A screen does not commit you to selling or to a promotion agreement.

What happens to my information?

We use it only to assess your land and respond to you. Our privacy notice explains how long we keep it and your rights.

Can you promise planning permission?

No. The council decides. We give an evidence-based view of the available records; any later planning support would be scoped and agreed separately.
